Direct booking websites: Your properties, booked on your own website.
A direct booking website gives guests a reason to book with you rather than through a listing site: your properties, presented properly, with a booking path on your own domain. Built for serviced accommodation operators, holiday lets and short lets.
The problem
Every booking through an OTA is a guest you have borrowed.
- 01
The commission comes off every stay, and the fee the guest pays makes your property look dearer than it is.
- 02
The guest belongs to the platform. You get a first name and a check-in date; the OTA gets the relationship, the review and the next booking.
- 03
A guest who finds you on Airbnb and looks you up expects to find a website where they can book. Too often they find a brochure, or nothing, and go back.
- 04
The journey is split across listings, messages and a website that was never designed to close a booking, so nobody can say where guests drop out.
- 05
Your brand is whatever the platform template allows. Repeat guests, corporate clients and landlords have nothing of yours to come back to.
What a direct booking website does
One place that presents, reassures and takes the booking.
A direct booking website is not a brochure with a button on it. It is a guest journey, designed end to end, that happens on a domain you own.
- Property discovery
- Every property on its own page, with photography, sleeping arrangements, amenities, location and availability, and pages for the kinds of stay you sell: contractor, corporate, relocation, insurance, medical, leisure.
- Trust
- Reviews, the people behind the business, how check-in works and what happens if something goes wrong. The things a first-time guest checks before they pay a stranger directly.
- The booking journey
- Dates, guests, price and confirmation in a path that is short and obvious, connected to the booking system you already run so availability and rates are always right.
- Mobile first
- Most guests arrive on a phone, often from a message or a search result. The site is designed for that screen first, not shrunk down to it.
- Enquiries as well as bookings
- Corporate stays, contractor teams and longer lets are often agreed, not clicked. Short enquiry forms and clear routes for those guests sit alongside the booking engine.
- Part of a system
- The website is where search, ads, social and repeat guests land. It is built so that each of those has a proper page to send people to.
Built for serviced accommodation
The same job, different guests.
Direct bookings matter to anyone who lets property for short stays. The website changes with who is booking.
- Serviced accommodation operators
- Multi-property portfolios serving contractors, corporate travellers, relocations and insurance stays. Property pages, stay-type pages and enquiry routes for bookings that are agreed rather than clicked.
- Holiday lets and short lets
- Cottages, apartments and homes let to leisure guests. The website sells the place and the area, and takes the booking that would otherwise go through a listing site.
- Corporate and contractor accommodation
- Teams, longer stays and company accounts. Clear information for the person booking on behalf of others, and a route to an invoiceable booking.
- Management businesses
- Operators who also manage property for owners. Guest bookings on one side of the site; a landlord route, with its own pages and enquiry form, on the other.

Booking systems
Connected to the system you already run.
We build the website around the booking system or channel manager you use, so availability, rates and confirmations come from one place and the website never shows a stay that has already gone. Tell us which system you have and we confirm how it connects before the project starts. If you are choosing one, we will tell you what we have seen work for operators like you.
Traffic still has to be earned
The website is the destination, not the engine.
A website that can take bookings does not create them on its own. People have to arrive, and the site has to convert them.
- Search
- Location and stay-type pages that rank for how guests actually look for accommodation, so the website earns visits that used to start on a listing site. SEO for serviced accommodation
- Paid traffic
- Google Ads for the searches worth paying for, sent to a page built for that search rather than to the homepage. Google Ads for operators
- Guests you already have
- A website gives past guests, corporate clients and referrals somewhere to book next time without going back through a platform.
- Conversion
- Clear pages, visible trust and a short booking path, measured, so each change to the site is made for a reason.

Questions, answered.
What is a direct booking website?
A website, on your own domain, where a guest can see your properties, check availability and book or enquire with you directly, rather than through Airbnb, Booking.com or another listing site. It is connected to your booking system, so what the guest sees is the same as what the OTAs see.
Will a direct booking website replace the OTAs?
For most operators, no, and it does not need to. The listing sites remain a source of new guests. The website gives those guests, and your repeat and corporate guests, a way to book with you next time, and gives your own marketing somewhere to send people.
Does it work with my booking system or channel manager?
We build around the system you already use, so availability and rates stay in sync and a booking on the website is a booking everywhere. Tell us which one you have and we will confirm how it connects before we start.
Is this different from your website design service?
It is the same team and the same way of building. This page is about the outcome, bookings on your own website, and what a site has to do to earn them. The website design page covers the service itself: what we design and build, the process, and what is included.
Will the website bring in bookings by itself?
No website does. It needs people to arrive, from search, ads, your listings, past guests and referrals, and then it has to convert them. That is why we build the website as one part of a growth system, with SEO and Google Ads designed to send people to the right pages.
What about holiday lets and short lets?
The same principles apply: the site sells the place and the area, reassures the guest, and takes the booking. The pages and the tone change for leisure guests, and we design the booking journey around the way they plan a stay.
