Grow beyond OTAs: More than one way for guests to find you.
The listing sites will stay an important source of guests. What makes a booking business resilient is what you build alongside them: a website guests can book on, search that finds it, and the care to keep it working.

The operator challenge
One channel is a dependency, however well it performs.
This is not about leaving Airbnb or any other platform. It is about not letting a single channel decide how your business grows.
- The rules are someone else’s
- Fees, search ranking, house rules and what you may ask of guests are set by each platform and change from time to time. Airbnb’s changes for bookings made from 20 November 2026 are one example.
- A listing is not a brand
- A guest who enjoyed their stay needs somewhere of yours to come back to. Without it, the next booking starts on the platform again.
- Guests look you up
- Before they book, guests search. If your business has no pages of its own for your properties and the places you operate, the results belong to other people’s listings.
- Some bookings are agreed, not clicked
- Corporate clients, contractor teams, relocations and repeat guests can book with you directly when there is a professional place to do it.
- A mix you can steer
- With more than one route in, you can see which ones bring enquiries and bookings, and put your effort where it pays.
What you can build with us
The routes in, built properly.
A direct-booking website
Your brand and your properties on your own domain, designed around the guest journey from first visit to enquiry or booking. Direct booking websites
Property and location pages
A page for every property and every place you operate, so guests and search engines land on the right one. Website design
Booking engine integration
Connected to the booking system or channel manager you already run, where it supports it. We confirm how before we start. How the booking connects
Search engine optimisation
Pages and content built around how guests search for a stay, so the website earns visits of its own over time. SEO for serviced accommodation
Google Ads and landing pages
Paid campaigns for the searches worth paying for, each sent to a page made for that search rather than the homepage. Google Ads
Ongoing support
Maintenance, updates and improvements after launch, so the website keeps pace with the business. Website maintenance
How it works
Four stages. Each one feeds the next.
Build
The website and digital foundations: design, property and location pages, content, and the connection to your booking system.
Attract
Visibility through search engine optimisation and paid acquisition, so the right guests reach the right page.
Convert
A visitor journey that makes it easy to enquire or book, measured so you can see where it works and where it loses people.
Grow
Maintenance and improvement as the portfolio grows, so the website and the marketing behind it keep up.
Set expectations
What a direct-booking channel can and cannot do.
It can
- Give guests a place to enquire and book with you, on your own domain.
- Give search and paid campaigns a proper destination.
- Let repeat guests, corporate clients and referrals book with you without going back through a platform.
- Show you which routes bring enquiries, because the analytics are yours.
- Present your brand and every property the way you want them seen.
It cannot
- Create demand on its own. People still have to arrive.
- Guarantee a number of bookings, a level of revenue or a share of your business.
- Replace the reach of the listing sites, or make you independent of them.
- Make up for pricing, availability or a property that guests pass over elsewhere.
Results depend on demand where you operate, your pricing, where else your properties are listed, how well the website performs and the acquisition work behind it. We will tell you which of those we can influence and which we cannot. We advise on websites and marketing; contracts, licensing and data protection are questions for a qualified adviser.
A practical next step
Start with a conversation about your portfolio.
A call is the quickest way to see what is worth doing first. Bring three things:
- Your portfolio
- How many properties, where they are and the stays you sell.
- How bookings arrive today
- The platforms you list on, the booking system you run and any direct bookings you already take.
- Where you want to be
- More direct enquiries, better visibility, corporate clients, new locations: whatever growth means for you.
